Infrared Roof Moisture Surveys
Brady Infrared has performed hundreds of roof moisture surveys throughout Florida on every type of roof construction found in southeast climates. Since 2001, we have evaluated roof systems associated with hurricane / storm damage, new roof acceptance, leak location and re-roofing projects.
Taking advantage of the suns energy, infrared has the ability to detect wet insulation and water ingress problems in roof systems with absorbent insulation. Brady Infrared’s knowledge of how various roofs capture and release solar energy assures that accurate and meaningful data is collected on every roof survey we conduct.
We use a combination of drones, walk-on roof and fixed-wing aircraft to accurately survey and verify roofs from small office buildings to large convention centers. Our imagery is verified through independent roof moisture testing to assure accurate reporting of roof moisture.
Why Perform an Infrared Roof Moisture Survey?
- We have helped clients recognize savings of over $5.00 per square foot of roof replacement costs by identifying and removing wet insulation versus tearing off entire roof systems
- We have helped clients solve roof leaks
- We have helped clients accept new roofs that are free of moisture
- We have helped clients with insurance claims after storms
- We have helped clients manage their roof maintenance and capital budgets through periodic condition assessments surveys
To see if your roof system qualifies for an infrared survey:
Roof Insulation systems that are GOOD for infrared:
- Fiberglass
- Perlite
- Iso-board
- Lightweight concrete
- Gypsum board
- Dens-board
Roof surfaces that are GOOD for infrared:
- Granulated membranes
- Gravel flooded in asphalt
- Single-ply membranes (roofs older than 2 years)
- Sprayed Poly-foam
Roof surfaces that CHALLENGE infrared surveys:
- EPDM black graphite-colored roofs
- New single-ply white roof systems
Roof Moisture surfaces that are NOT GOOD for infrared surveys:
- Aluminum roof coating
- Metal
- Roofs without insulation
